POST-CONSTRUCTION
CLEANING COST.

Post-construction cleaning in Atlanta runs about $0.50 a square foot on average, with most jobs landing between $0.30 and $0.75 a square foot depending on how much dust and detail work is left. Here’s what actually moves that number — so you can tell which quote is cheaper and which one is just missing work.

What does post-construction cleaning cost per square foot in Atlanta?

Most Atlanta companies price by the square foot, and the phase matters more than the size — rough cleans start around $0.35/sq ft, deep cleans around $0.45, and final cleans around $0.55.

For a typical project, Atlanta homeowners and builders pay roughly $244 to $585 total, and bigger commercial jobs are quoted by phase — rough clean, deep clean, and final clean — instead of one flat number. Hourly pricing shows up on smaller jobs too, generally $25 to $50 an hour.

Quick math check: a 2,000 sq ft new build in Decatur that needs a deep clean plus a final clean will budget very differently from a 2,000 sq ft Buckhead office that only needs a rough clean. Same square footage, completely different job.

01 / Rough clean

Starts ~$0.35/sq ft

Heavy debris pickup, a first pass on dust, leftover materials gathered up. This happens early, while trades are still finishing. It is not move-in ready on its own.

02 / Deep clean

Starts ~$0.45/sq ft

Fine dust comes off walls, trim, cabinets, and fixtures. Adhesive and paint specks get addressed surface by surface. This is where a space stops looking like a job site.

03 / Final clean

Starts ~$0.55/sq ft

Glass, fixtures, appliances, and finishes get polished out. This is the walk-through-ready pass most people picture — plus a touch-up visit can be quoted separately, because drywall dust in Atlanta’s humidity settles for days.

What changes the price

THE DUST
SETS THE PRICE.

Two jobs the same size can land hundreds apart. These five things are usually why.

  • How much dust is actually there — a sealed-off Brookhaven kitchen remodel is a half-day job; an open-plan renovation with no plastic hung has fine dust in every vent, cabinet, and fixture, and it prices like it
  • New build vs. renovation — new construction leaves more volume; renovations leave trickier work around older fixtures and finishes you have to protect
  • What’s in the scope — windows inside and out, inside cabinets and appliances, floor scrubbing vs. a mop pass, debris hauling; this is where low bids quietly cut corners
  • Timing — a rush turnaround before a Sandy Springs closing or a Midtown handover inspection costs more, and booking before the last trade leaves just buys you a re-dust
  • Access — parking, elevators, gate codes, and whether the water and power are on; a Midtown high-rise with one freight elevator is a different day than a Marietta single-family with a driveway

How do you compare bids without getting burned?

Ask every company for the same scope, in writing, phase by phase — what’s included, what’s excluded, who hauls the debris, and what happens if the punch list runs long.

Three questions sort it out fast. One: is debris removal included, or is that separate? At Minty Clean we quote cleaning and junk removal as separate line items on purpose — you should see both numbers, not guess at them. Two: what happens if trades come back after the final clean — is a touch-up visit included, discounted, or full price? Three: are you insured for work on new finishes? One scratched hardwood floor or etched glass pane costs more than the whole clean.

Hazardous material cleanup, if it ever comes up, can add $250 to $1,200 — which is why it should always be its own line item and never buried in a flat quote.

When should you schedule the clean?

Book the final clean after dust-generating work is truly finished — no more sanding, cutting, or drywall touch-ups — and after you’ve confirmed access is safe and utilities are on.

Give your contractor and your cleaning company the same handover date, and build in a buffer day if a closing or inspection is riding on it. The companies worth hiring will tell you straight up if your date doesn’t work instead of promising and scrambling. Ready to price your project? Post-construction cost FAQs

Is post-construction cleaning worth it, or can my regular cleaner handle it?

A regular house cleaner usually isn’t set up for it. Construction dust is abrasive, it gets into places routine cleaning never touches, and cleaning new finishes wrong can damage them. Dedicated post-construction crews bring shop vacs with fine-dust filtration, extension tools for high surfaces, and methods matched to new materials.

Does post-construction cleaning include hauling away debris?

Not always, and you should never assume it does. Light debris pickup is often part of a rough clean. Bulky leftover materials, packaging, and scrap are usually a separate junk removal scope. List what’s left on site when you request a quote.

How long does a post-construction clean take?

A small remodel can take half a day. A full new build or a commercial space can take one to three days depending on phases and square footage. Your quote should give you a time window, not just a price.

Can you clean both homes and commercial projects?

Yes — we handle residential remodels and new builds, and commercial fit-outs and renovations across Atlanta and surrounding areas, from Brookhaven and Buckhead to Decatur, Sandy Springs, and Marietta. Share the project type and square footage and we’ll scope it by phase.
