POST-CONSTRUCTION
CLEANING IN MIDTOWN

Midtown doesn’t do easy access. You can have a perfect fit-out on the 18th floor off Peachtree and still lose half a day because the freight elevator was booked by another tenant, the loading dock closed early, or building management wanted a certificate of insurance nobody mentioned until you were already in the lobby. Minty Clean ATL does post-construction cleaning in Midtown Atlanta for GCs, property managers, tenants, and homeowners — office fit-outs, condo and apartment towers, retail and restaurant build-outs — quoted by phase, in writing, and planned around the building before we ever bring a vacuum upstairs.

Cleaner using a shop vacuum to remove dust from a renovated interior

What does post-construction cleaning in Midtown include?

A Midtown post-construction clean removes fine dust top to bottom, details glass, fixtures, and floors to their material, and leaves the space ready for inspection, move-in, or opening day.

What’s normally in scope:

  • Fine dust off walls, ceilings, duct covers, light fixtures, and inside every cabinet, closet, and built-in
  • Floors vacuumed with fine-dust filtration, then cleaned to the material — polished concrete, LVT, new hardwood, and tile each get a different pass
  • Interior glass, storefront glass where it’s in scope, mirrors, and partition glass — sticker and film removal where agreed
  • Kitchens, break rooms, and baths detailed inside and out, including inside new appliances when they’re listed
  • Light debris gathered; leftover material, packaging, and pulled fixtures quoted separately as junk removal

Tell us what the space has to pass — a landlord walk, a tenant move-in, a health or fire sign-off, a photo shoot for leasing — and we’ll scope to that, not to a generic checklist. This page supports our main post-construction cleaning service for Atlanta — same crew, same written quote, scoped to Midtown.

Why Midtown is different

TOWERS, DOCKS,
BUILDING RULES

Midtown is mostly vertical work — towers, shared docks, and building rules — plus a dense mix of office, residential, and retail projects that all hand over on tight, fixed dates.

  • Office fit-outs in Tech Square and along the Midtown Mile. Peachtree, West Peachtree, and Spring Street carry a steady churn of tenant build-outs around Georgia Tech and Tech Square. Glass partitions, open ceilings, and polished floors look great when they’re clean and show every speck of drywall dust when they’re not. These jobs also tend to hand over on a Friday for a Monday move-in, which leaves no room for a sloppy first pass.
  • Condo and apartment towers. From the Arts Center area down toward Piedmont Heights, the work is only half of it. Freight elevator reservations, dock hours, parking clearance, sign-in at security, and quiet hours decide the schedule. Book us with the building’s rules in hand — elevator window, COI requirements, where we can stage equipment — and we’ll build the clean around them. We can’t recover a missed elevator slot after the fact.
  • Retail and restaurant build-outs. Ground-floor spaces on Peachtree and around the Piedmont Park side of Midtown have a different pressure: the opening date is public. Dust in a dining room or on a sales floor isn’t just a cleaning problem, it’s a first-impression problem. Storefront glass, restrooms, and back-of-house floors need to be right the first time, usually right after the last trade walks out at night.
  • Older Midtown homes tucked between the towers. Not everything in Midtown is high-rise. The streets off Piedmont and toward Ansley Park have older houses and duplexes where a renovation dusts rooms that weren’t even touched. Original trim, older hardwoods, and new finishes in the same project means we switch methods room to room instead of running one routine through the whole place.

How much does post-construction cleaning cost in Midtown?

Most Midtown post-construction jobs use the same Atlanta range — about $0.30 to $0.75 per square foot by phase — with tower logistics and after-hours work affecting the final quote.

A straightforward condo renovation and a multi-floor office fit-out can be the same square footage and price completely differently. What moves it:

  • Square footage and how many phases you actually need
  • Floor and access — freight time, dock rules, and how far equipment has to travel
  • Finish sensitivity — glass partitions, stone, and specialty floors take longer on purpose
  • Timing — nights or weekends to work around tenants already in the building
  • Debris and haul-off, always quoted as its own line item

We lay out the full math in our Atlanta post-construction cleaning cost guide. For a Midtown quote that holds up, send the floor, the building name, and any management rules with your request.

When should you book the final clean?

Book the final clean after all dust work is truly done — no more cutting, sanding, or drywall touch-ups — and lock the freight elevator and dock time at the same time you lock us in.

Midtown punishes stacked schedules. If the punch-list crew, the furniture installers, and the cleaners all show up on the same morning in the same elevator, somebody loses — and it’s usually the clean, which means the handover photos lose too. If other tenants are already working in the building, ask us about an evening or early pass so we’re not hauling equipment through a busy lobby at 9am. And plan for re-dust: drywall dust keeps settling for days, especially once the HVAC starts cycling in a newly finished space. A short touch-up visit before inspection or move-in is normal here, not a sign the first clean failed.

Do you haul away construction debris in Midtown too?

Light pickup is part of a rough clean. Bulk leftovers — packaging, lumber, old fixtures, demo debris — are junk removal, quoted separately so cleaning and hauling never blur together.

Tower jobs have one extra wrinkle: the building decides how debris leaves. Some docks want everything bagged and run down in off-peak windows, some won’t allow loose debris in the freight car at all. Tell us the building’s rule when you request the quote and we’ll price junk removal in Atlanta to match it. If the pile outgrows the dock, ask about dumpster rental for the street-level or lot side of the project instead.

What do you need from me for an accurate quote?

Five things — the first two matter more in Midtown than anywhere else we work:

  • Building name, address, and floor, plus freight elevator, dock, parking, and COI rules from management
  • Project type — office fit-out, condo or apartment unit, retail/restaurant build-out, or home renovation — and approximate square footage
  • Whether the space has to pass an inspection, landlord walk, or tenant move-in, and that target date
  • Finish-care notes for new glass, stone, floors, or fixtures
  • Whether utilities and HVAC are on, and any hours we’re allowed to work in the building

Photos help, but in Midtown the building sheet helps just as much. Forward the management email if you’ve got one — it’s faster than relaying rules secondhand.
